These terms and conditions (“Terms”) constitute a legal agreement between Trio finance LLC and its customers. By using the Website or our Services, you confirm that you accept these Terms and that you agree to comply with them. If you do not accept and agree to comply with these Terms, then you must not use the Website or any of our mobile applications, These Terms incorporate our Privacy Policy, which also applies to your use of the Website and our Services.

You are responsible for ensuring that all persons who use the Website through your network are aware of these Terms and other applicable terms and conditions, and that they comply with them. Our Services are available via both the Website and offline with our team member (face to face meeting) Certain portions of our Services are only available to you if you register with us via the Website by providing required information, which includes, but is not limited to your email address, first name and telephone number. We may revise these Terms at any time and without notice.

By continuing to use this Website, our mobile application, or our Services, you are agreeing to be bound by the new Terms. if you are engaging our offline Services, then you shall be provided with an updated version of the Terms,

1. Introduction
Welcome to Trio Financing LLC, these terms and conditions outline the rules and guidelines for the provision of mortgage finance services in the United Arab Emirates. By applying for a mortgage with Trio Financing LLC, you agree to be bound by these terms and conditions

2. Definitions
The individual or entity applying for and receiving mortgage finance services from Trio financing LLC, providing the mortgage finance. The real estate intended to be mortgaged. The contract between the Borrower and Lender outlining the terms of the mortgage finance.

3. Eligibility
To be eligible for mortgage finance, the Borrower must Be at least 21 years of age.

  • Provide proof of income and employment information details.
  • Have a satisfactory credit history.
  • Comply with any additional criteria as stipulated by the Lender.
 
4. Application Process
  • Submission of a completed application form along with required documentation.
  • Bank/ Financial institution assessment and property valuation conducted by the Lender.
  • Approval or rejection of the application is communicated within the agreed TAT
 

5. Rates and Repayment

  • Interest/ profit rates can be fixed or variable as stipulated in the Mortgage Agreement. Rates are subject to market conditions and regulatory guidelines.
  • Repayment Terms: Monthly/ Quarterly Or yearly depend on the lender agreement, where the monthly payment details, includes principal and interest/ profit are outlined in the Mortgage Agreement.
  • Late Payments: Penalties for late payments will be applied as specified in the Mortgage Agreement.
 

6. Fees and Charges

  • Processing Fees: Non-refundable processing fees applicable at the time of accepted application.
  • Administrative Fees: Any additional administrative charges as specified in the agreement.
  • Early Repayment Charges: Fees applied if the Borrower opts to repay the mortgage before the agreed term.
 

7. Insurance Requirements
 Life and property insurance/ Takaful are required as per lender policy.

8. Obligations and Responsibilities

  • Borrower Must provide accurate information, comply with repayment schedule, maintain the property in good condition, and inform the Lender of any significant changes (e.g., employment status, contact details).
  • Lender Must provide clear information regarding the mortgage, offer appropriate customer service, and manage mortgage accounts accurately
 

9. Amendments and Variations
The Lender reserves the right to amend these terms and conditions at any time. Notice of changes will be provided to the Borrower in a timely manner.

10.Governing Law
These terms and conditions are governed by the laws of the United Arab Emirates. Any disputes arising out of or in connection with these terms will be subject to the jurisdiction of the courts of the UAE.
